Special Servicing
Special Servicing is a mortgage loan servicing framework within commercial real estate finance whereby a designated special servicer assumes control of defaulted or distressed loans to manage resolution through restructuring, foreclosure, or other remedial actions, distinguished from primary servicing by its focus on non-performing assets and enforcement of lender rights under a pooling and servicing agreement.
