The possibility of phase transitions in swelling soils is examined. It is shown that a second order phase transition is usually present at the air entry point. General conditions for thermodynamic stability are also derived. The connection between these conditions and first order phase transitions is discussed with the help of the Groenevelt-Bolt equation of state and some experimental data.
